SMART 1.0 — Project management
What you do here
Section titled “What you do here”Project Management covers how much a home costs to build and who gets paid: standard plans, cost books, vendor bids, purchase orders (POs), and variances / change orders.
Typical workflow
Section titled “Typical workflow”- Standard plan & estimate — ensure the lot has the correct released plan and estimate version (see Estimates).
- Vendor bids & price books — maintain trade pricing used when generating POs (see Bids and Vendors).
- Create / release POs — from estimate lines to approved POs sent to trades (see Purchase orders).
- Variances & change orders — when field conditions differ from estimate, enter variances per policy (see Variances).
- Work approval — confirm work before payment and lien waiver rules (see Work approval).
Common tasks
Section titled “Common tasks”| Task | Where to look |
|---|---|
| PO not generating | Estimate line status, vendor assignment, community cost book |
| Wrong cost on a lot | Std plan version, option selections, estimate refresh date |
| Bid expiring | Vendor bid effective dates and division roll-forward process |
| Builder change order | Variance workflow — may need sales sign-off |
Relationship to Production
Section titled “Relationship to Production”Production drives when work happens; project management drives what is bought and for how much. Schedule slips often surface as unapproved POs or missing bids — check both modules.
SMART 2.0 overlap
Section titled “SMART 2.0 overlap”Many divisions run PO management and vendor bids in SMART 2.0 project-management/ as well as SMART 1.0. Use SMART 2.0 — Project management when directed.
