SMART 1.0 — Sales
What you do here
Section titled “What you do here”The Sales module is where new-home sales live: shoppers and buyers, traffic, quotes, contracts on lots, design-center selections, deposits, and commissions.
Typical daily workflow
Section titled “Typical daily workflow”- Find or create a contact — buyer, co-buyer, realtor. Link traffic sources when your division requires them.
- Work the pipeline — traffic appointments, follow-ups, and lost reasons per division policy.
- Quote → contract on a lot — pick community, lot, plan, and options. Status moves from quote through accepted and ratified (see Contracts and Contract statuses).
- Selections — structural and design options before deadlines in your community (see Selections & options).
- Deposits & contingencies — record earnest money and track loan / appraisal contingencies (see Deposits).
- Commissions — verify splits and payout timing with your sales manager (see Commissions).
Common screens & tasks
Section titled “Common screens & tasks”| Task | Where to start |
|---|---|
| New shopper | Contact search → new contact |
| Schedule traffic | Traffic / appointment screens for your division |
| Hold or sell a lot | Lot inquiry from Sales or link from contract (see Lots) |
| Change options after contract | Selection change per division rules — may need approval |
| Print buyer documents | Contract / document menus for your state template |
Status codes you will see
Section titled “Status codes you will see”Contract and lot statuses use short codes in messages and reports (for example quote, acc accepted, rat ratified). The Contract statuses page lists what each means and what you are allowed to do next.
Gotchas
Section titled “Gotchas”- Lot status must allow a sale — you cannot ratify on a lot that is not available (see Lot statuses).
- Plan / std plan must be released for the community before you can price it (see Plans).
- SMART 2.0 may show sales dashboards for your division — use SMART 2.0 Sales when your manager directs you to the web app.
